Possibly one of the biggest “hassles” in the selling process is when someone comes to look at your home. How you live in you home is not how you sell your home. When you home is listed for sale you will need to make an extra effort to have your home presentable to a potential at all times. Honestly I can assure you that even the tidiest of homeowners doesn’t make the bed once in a while.
So while this experience is not especially fun, especially if you have small children, it emphasizes the importance of condition and pricing for a shorter marketing time and fewer showing for which to prepare.
The Lockbox is used to provide for the ideal situation in which you should not be there when your home is shown. The natural reaction is to be there and tell the potential buyer how nice you home is and how you have had many wonderful years there with no problems. And while we understand this, the buyer needs to feel comfortable and “at home” to look and converse with their REALTOR.
So make the beds, wash the dishes, keep the blinds open, turn on all of the lights, and make sure to use the air freshener before you leave the house.
