Listing is a widely used term. Technically it means entering into a listing contract to sell your home. The contract identifies all of the terms and conditions of the listing, and has a definite ending period.
The listing contract is basically the employment contract for the entire real estate community. While you are being represented by the firm you contract with once the property is listed we then enter it into the MLS and through our cooperative agreement every agent then has access to show your property to his/her perspective buyers. In effect if properly done you mobilize the entire industry. You may wonder why agents from other companies would show or sell your home, and the answer is through our “co-op”. Each member agrees to compensate the buyer’s agent for “procuring a buyer”. This cooperative arrangement benefits the consumers.
Other marketing is also used because not every potential buyer is currently working with an agent sometime because they simply are not ready to buy yet. Once they decide to buy we want to be in front of them.
Signs, MLS, and the internet provide the majority of all home buyers today. Other advertising includes print and television.
