When making an offer to purchase you will need to consider many things other than price.  Terms cover the other conditions that must be met.  Inspections are always recommended but other items such as loan type, committment date and interest rate are included.  You will also need to clearly identify any items that should remain with the property such as window treatments, water fountains, etc.  If you are selling your current home then contingencies will be discussed.

The standard contract is currently 8 pages and there are attachments as well and your Expert REALTOR will go through each item on each page so that you thoroughly understand.  The seller will then be given a definate time period in which to respond.

Once the offer is submitted the seller has the options to reject, make a counter proposal, or accept your price and terms.  One or more counter offers may be submitted by each party until final acceptance is made.
