As today’s consumers become more educated they have a better understanding of the real estate sales process. They understand that it is no longer a “one size fits all” market. REALTORS are offering differing services bundles and the services agencies and agents provide differ from company to company and agent to agent.
You will find them all over, many of the so called “discount brokers” in the real estate business. You will usually find a package of limited services at a lower rate but with some you will find they have a multiple of service levels and various pricing. Today’s consumer is demanding choices and many brokers are providing them.
Many traditional real estate companies offer one level of service which of course is the most expensive.
More creative companies consult with the home seller to provide the best bundle of services to fit the consumer’s needs. For example if the seller is looking for a quick sale and prices the home below market value should he then pay for the cost of advertising for 6 months? Many companies offer multiple service options.
The seller should expect to pay a reasonable fee for services and a good agent will consult with the seller to uncover needs and provide the level of services for the rate as agreed. REALTORS typically work on a “consignment” basis meaning they are investing their time and money with payment provided when and if the property sale concludes.
Get it in writing. Ask your REALTOR to provide the services he or she provides in writing.
